How to Look at Land Investments
    by Fred Farah

The Attraction of World Wide Land Investments

Investing in land is probably the most strategic investment we could possibly make at this time. Land investing is happening all around us, in our own backyard as well as on a global scale. Since the introduction of the Internet, global Land Investments are much easier to research than ever before, thereby adding unparalleld profit potential.

We can surely agree that investing in land within the United Kingdom is one of the best choices. It's an ideal location for owning land, and therefore a superior investment candidate. The UK is an island that's already densely populated. The government is constantly searching for development situations, for the benefit of the people already suffering from an acute shortage of residential housing.

As good a profit prospect that the UK makes, there are many more places around the world where land investment opportunities abound. Excellent returns during the next few decades will occur in the most unlikely places. That's why it's important to keep up to date with different countries' population expansion, and subsequent land shortages.

In this day and age we can invest anywhere in the world. This global economy we keep refering to, provides investment opportunites in many areas in addition to land, such as real estate property, stock markets and numerous types of businesses such as engineering companies, etc.

Yet land has a superior potential for dynamic growth as an investment. Percentages of land value expansion in the UK are hard to believe. Some areas we hear about have seen land values increase up to 12 times in just the past 10 years or so.

Land investments outside of your own backyard require that your research must be all the more thorough and waterproof. You must learn about local legal and ownership issues and what the rights and obligations are of a land owner that is neither a resident nor a citizen of that country, but just an outside investor.

The basics of finding good investment land will be the same for local land searches and prospects half way around the world. Never the less, when considering land investment in countries other than your own, there are some additional factors to take into account:

We should presume that there may be different legal obstructions for land ownership in each different country. And what about legal obligations & responsibilities?

What might be the different liabilities with land prospects in different countries.

Consider also the political and economic stability of the country.

Are there any unusual political events expected to happen? Take the purchasing of land in a European country that is just about to join the EU. That could have a dramatic effect on land values. The property boom in Bulgaria started when the country was accepted to join the EU - land and property prices began to see dramatic increases that may still be growing.

Take into account the population density of a country. How has land previously performed as an investment? A densely populated country that is expected to grow in population will by default place greater value on available land.

Once you locate a country with good potential for land investment, find out if there are any land banks/agents offering land for purchase. It's most likely that land banks will obtain plots of land offering the best profit potential.

And finally, investigate the availability of land based investment funds that pool your funds in order to purchase land plots in specific geographical locations.
